Regulation Thermal Installations in Buildings (RITE)

Most communities owners are aware of the obligation to perform the Technical Building Inspection (ITE) periodically, which does not happen with the RITE (Regulations thermal facilities of buildings) which is usually the great unknown for communities of owners. The reality is that a great majority of communities of owners do not comply with the Regulation of Thermal Installations in Buildings (RITE), perhaps because of recent legislation and the few controls that management has implemented to comply.

Regulation of Thermal Installations in Buildings (RITE), aims to establish the requirements of energy efficiency and safety to be met by thermal installations in the communities of owners intended to meet the demand for welfare and health of people, during the design and sizing, implementation, maintenance and use, and to determine the procedures to demonstrate compliance.

The RITE considered thermal systems fixed installations of HVAC (heating, cooling and ventilation) and domestic hot water and will apply to all heating systems of new buildings and heating systems of a condominium in I on its reform, maintenance, use and inspection.

This point is especially important for communities of owners since in the concept of reform, is also considered changing the type of energy used or the incorporation of renewable energy, so if an owners decide to change the type of energy used at its thermal facilities in order to improve the energy efficiency of the same (eg changing gas boilers biomass boilers) must pass a technical inspection of the same.

Communities of owners and holders of its building heating systems are responsible for performing maintenance on it so they must hire a company that is in charge of Accesibilidad to conduct mandatory inspections and to preserve and record in the Book Building documentation on all activities (repair or reform) undertaken in thermal installations.
